Replacement window checklist

Here is a helpful checklist of all the things you should know before buying replacement windows this year.

  • Do your windows qualify for the 2010 $1,500 tax credit? The tax credit requires the U-Factor and SHGC ratings for you window to be a .30 or less. Check with your contractor to ensure that your windows meet the needs for the tax credit. Keep in mind, the windows must be installed before 01/01/2011 to be eligible.
  • Do the windows have Low-E glass? Low-E window glass is to energy efficient windows as the Rocky Mountains are to Colorado. Don’t buy new windows without this option for your windows if you hope to same energy on your summer cooling bills.
  • Do the windows feel tough? Cheaply made windows often experience a shorter lifespan. If your contractor has offered to show you samples, take this chance to grab the movable portion of the unit and give it a good strong jiggle to see how much play is in the window. While some windows will have slight give and shift somewhat, the best windows won’t budge.
  • Are the windows backed by a strong company with a warranty to match? It’s always important to consider that even the best manufacturing processes will have ‘lemons’ from time to time, make sure you’re covered!
  • Identify your goals and buy a window to meet them! For example; Are you replacing a window because it’s fogged/damaged or otherwise needs replacing? If you’re buying out of necessity, you should examine the longer term goals for your home at this time. If you are upgrading a few windows, be sure to buy a model of window that has been around for years and is still a top seller for the manufacturer. Just ask your contractor. This is important to make sure the line is not discontinued before you can complete the rest of your home.
  • Know your contractor! Denver’s got a lot of options in window contractors. You’ll want to check with the BBB to see if they have any complaints, search for ‘Contractor name complaint’ on google to find if anyone has posted a bad experience with the contractor. Finally, if you’re unsure, ask for several references and call them – you’d be amazed how quickly you can find out about the success or failure from a company’s references.
  • Shop around – It’s always important to look at competing windows for quality, features and prices. If you do your diligence you’re likely to hone in on the window that fits your needs and pocket book best. This ensures that you’re the happiest with your purchase, and that’s a good thing even for contractors.  Don’t feel bad about spending some time with several companies, they’re used to it and in the end it’s in their best interest to serve their customers needs.

Rebates running out – time is short

The opportunity is running out for homeowners to use their Federal Tax Credit. As the year is nearing it’s end, window contractors will be booking months ahead. If you’re planning to purchase your windows and receive the $1,500 tax credit, all windows must be installed by December 31st of this year.

Douglas county rebate

Colorado residents residing within Douglas County  now have one more reason to take advantage of a new energy efficient rebate program. The rebate, is a 20% rebate directly from Douglas county with a maximum of $1,000 returned.  If a homeowner spends money on energy effient windows in Douglas County, 20% of the contracted price is refunded back from the county. It will come in by check ,three to six weeks after the job is completed.

The county does require homeowners to pull permits for the job, however. The contractor also needs to be licensed in Douglas county and most commonly, the contractor will handle the permit. After the job is complete, Douglas county will send a inspector out to review the install and verify new windows were installed. After the inspectors leave, simply fill out the one page form and send in the contract. The county will then send you a check for 20% of the contracted price.

This, combined with the 30% discount applied by the federal $1,500 tax credit, can help the homeowner to save up to 50% of the cost of the windows! What a wonderful time to take advantage of these savings.

Round 3 of Tax incentives for replacement windows?

As the bill moves through the House and on to the Senate, initial optimism for more tax credits in the future for home owners is positive.

H.R. 5019 Is the bill, and it’ll be great to see the jobs this bill might help create and in Colorado, with so many homes needing renovation, this will be a welcome opportunity for many homeowners and investors.

Anderson Windows 100 Line

Anderson windows has a newer line of windows called 100.  Anderson is a industry leader, selling more windows each year  than any other company today. It was important for Andersen to recognize how different the window industry is today compared to even five years ago.

Andersen’s new 100 series windows, including every window in our on-line catalog meet the .30 U-factor .30 SHGC requirements for the 2010 tax credits. The Fibrex® material was invented by Andersen, and is in large part wood particles left from shavings from their other wood window products. The new material is a innovative and environmentally friendly way to offer high performance windows, at a reduced cost.

Andersen offers this product without some of the common features you’ll find on other windows in their line. Vent stops, for example, are not available on the 100 series. The reduction in some of the “nice to have” features often available in higher end windows is may not be a major contributing factor for consumers hoping to save some extra money while looking to replace their old drafty windows.

Overall, the Andersen  100 line can offer a reduced cost for people bargain shopping new windows. The added incentives offered by the tax credit and by Andersen in rebates up to $175 are all great reasons for consumers to consider this line a strong contender.

Rain and leaking windows

Weather in Denver’s been interesting but the warmth is a nice and welcome change!

What if I’m now seeing water on my window seals and even on the walls and floors around my windows? In short, there could be many problems, many of these may be beyond the scope of repair or may be nearly the cost of a replacement window. Now may be a great time to get a quote and look at your options. If you’re calling a window expert to come look  at the window for repairs, expect them to offer to replace the window as their first recommendation. This is not necessarily a negative thing.

Windows that begin to leak are often suffering from other failures and the windows are likely aged or were cheaply produced. If there is no manufacturer warranty covering the windows, you may find replacing one or two windows at a time a reasonable resolution to your circumstances. Repairing the window, however, may be more costly than helpful. As the repair occurs, additional damage can be caused inadvertently to parts that had been at the brink of failure already. The effectiveness of the window to insulate you’re home, is also likely to be sacrificed even after the window is repaired.

Many times a window repair project can come as a surprise and you simply haven’t budgeted thousands of dollars needed to replace all the windows in your home. Most window companies are much more cooperative with smaller sized projects to be performed in stages than they may have been previously. As the market and business has changed over the years, smaller 1-2 window projects are becoming more common. Some consumers, however, haven’t really recognized that this is a option and recognize it may be a great way to start saving on their energy bills even if it’s only by a small percentage.

Most windows can be repaired but will it cost you?

It’s important to consider that many window repairs involve parts that may be difficult to come by, depending on the window manufacturer. In addition, it’s most common to have window parts break late in the window’s life cycle.

New vinyl windows can often feature at least 30 year lifespan, but older windows didn’t have the durability you’ll find common in windows today. If you’re in need of repair, it may be a good time to look at the cost of replacing the window with a newer efficient window. In fact, it may be a good time to consider several new windows or even replacing all those worn out money sponges throughout your home.

If new replacement windows aren’t a option, searching for your manufacturer’s website will yield your best chance of finding replacement parts. Many can be installed by a handy man or anyone handy with some tools and possibly directions that may come with the part.
